Inspection Process for Tenants

A guide to help tenants understand the rental inspection process.

Overview

Many Cities and Townships require a rental inspection in order to lease out a property.

  • City of Ann Arbor - Required every three years
  • City of Ypsilanti - Required every two years
  • City of Saline - Required every two years
  • Ypsilanti Township - Required every two years
  • Pittsfield Township - Required every two years
  • Ann Arbor Township - Required

Process

When the property is due for an inspection, the City sends us notice of the scheduled inspection, and we will alert you via email that we are beginning the inspection process. As the City sets the inspection appointment, we may not be able to reschedule, and we are unable to cancel any scheduled inspection within 7 days without associated cancellation fees. We appreciate your cooperation and understanding, as our goal is to pass the inspection with minimal disruption to you.

The Day of the Inspection
  • Before the inspection, we ask that you pick up the house and put away any personal belongings. Suppose there are any personal items by major appliances (i.e., furnaces, water heaters, etc). In that case, we kindly ask that you move the items to allow at least 5 feet of clearance, as this is a common issue inspectors flag as it's a safety issue.
  • If we are unable to get access the day of the inspection, then we will pass along the inspection cancellation fee to you as the tenant.

During the Inspection

  • During the inspection, you do not need to be home unless you wish. We will send someone from our maintenance team to meet the inspector and walk through the property.
  • As the inspector and our maintenance technician walk through the property, they may find required repairs. If violations are found that can be repaired immediately, maintenance will aim to make those while the inspector is still there.
After the Inspection
  • Once we receive the inspection report from the inspector, we will have our maintenance team handle repairs. The City provides us 60 days to complete the repairs, but we aim to complete repairs promptly.
  • Repairs will be completed during regular business hours, Monday through Friday. We will reach out to you regarding follow up repairs and if access is needed in your unit. If there are any inconvenient times or you have specific preferences, kindly let us know, as we are happy to work with you.
  • We may coordinate with our preferred vendors if items require trade permits or more specialized work (i.e., plumbing, HVAC, electrical, etc.)
  • We may schedule a "furnace clean and check" as the City requires one every inspection cycle. We will coordinate this with our preferred HVAC vendor and notify you accordingly. Please read more about our preferred vendors in our Maintenance Vendor List for Tenants.
The Re-Inspection Process
  • The City will schedule a follow-up re-inspection date to confirm that the required repairs are complete. We will alert you via email once this has been scheduled and send someone from maintenance to facilitate the inspection. Once the inspector confirms everything is complete, the City or Township will issue a Certificate of Compliance.
